C3: Comstock Commercial Center is located in McCarran, NV off of USA Parkway: This industrial park includes 839 acres of land within the Tahoe Reno Industrial Center in Storey County, NV. Phase I includes 181 acres at the intersection of USA Parkway and Innovation Way. The first tenant in Phase I will be Redwood Materials in approximately 1.5 MM s.f. of warehouse distribution space. The remaining buildings will consist of approximately 600K s.f. of single loaded warehouse.

Phase II is planned for additional industrial space of approximately 4MM s.f.

Phase III consists of 151 acres with approximately 2MM s.f. to be developed.

McCarran Business Park

McCarran Business Park: The 7-acre project is a 101,000 s.f. of flex industrial over two buildings as the entrance of McCarran Business Park. This site allows smaller tenants access to both I-80 and 395 by way of the South East Connector located to the east of the site. The project sits at the intersection of Mill Street and McCarran allowing Tenants the retail presence they require while also having the ability to distribute from a centralized location.

The Park at McCarran: The project is a 104-acre big box and mid bulk industrial park. The project includes 1.35 million total square feet for industrial space across three buildings which will cover approximately 60 acres of the property. This project was presented as a rare chance to develop one of the largest undeveloped parcels remaining within the Reno-Tahoe International Airport submarket. Previously, the land was being used by the University of Nevada, Reno for agricultural and research since 1956.

Phase I was completed in 2020 and included 812 storage units over approximately 90K s.f.  This project was stabilized in approximately 7 months.  Phase II was built in 2022 and is currently leasing 435 units.  This project is managed and operated by Public Storage.

Rancharrah

A residential community currently being built on the land that was part of the legendary estate of Bill Harrah, one of Reno’s most influential names. Now, Rancharrah is one of the most iconic properties in the region. When it’s complete, this 141-acre master plan community will include approximately 500 homes (Entitled for 712 Units) in eight neighborhoods, a private social club and nearby village with a spa, shopping, and dining. It’s also located in the heart of south Reno, offering a luxury, resort-style lifestyle that’s close to everything.

Club at Rancharrah: This beautiful 35K s.f. residence was remodeled into a social club for the residents of Rancharrah and external members alike. The club consists of a restaurant, bar, fitness, spa, event spaces, and ceremony sites. The facility also has a swimming pool, a cantina poolside, pickle ball courts, and bocce courts for the members. The club hosts member events, nonprofits, weddings, and social gatherings of all kinds.

RED

Reno Experience District (RED) is a redevelopment of the former Park Lane Mall. RED currently features five luxury apartment buildings, a Marriott Element Hotel (170 key), and a 2-acre public park. Site amenities include jumbo LED screens, fitness amenities, club areas, co-working spaces, and an outdoor stage on 49 acres. The mixed-use development is slated to have over 60,000 sq ft of retail and a 18 acres of future development making it the new destination for memorable experiences in Reno.
